Pikes Peak RV Park: The Ultimate Camping Experience for Every Season

In a recent State of the Industry Report unveiled at Glamping Americas 2023 by Cairn Consulting, data showed a significant trend in the placement of glamping businesses. A substantial 73% of these ventures are strategically situated near natural landmarks and attractions, while the remaining 27% are positioned close to events, including festivals or races.

This strategic location trend isn’t confined to just glamping. Many RV parks and campgrounds are capitalizing on their geographical advantages.

For RV park and campground owners, this data underscores a valuable strategy: leveraging location to enhance guest experience.

Being near natural wonders or local events can significantly boost footfall. Seasonal events, such as Halloween or Christmas festivities, can act as powerful magnets, drawing campers and visitors.

Pikes Peak RV Park‘s success during the bustling October Halloween season is a testament to this.

However, the park’s appeal isn’t limited to just one season. Its year-round allure, driven by its prime location, offers a lesson for other park owners on the potential benefits of strategic positioning.

Nestled in the heart of Manitou Springs (Colorado), Pikes Peak RV Park, managed by the IVEE Management Group and part of the Turnstone-Blue Vista portfolio, stands as a testament to the perfect blend of nature’s allure and modern convenience.

As the closest RV park to downtown Manitou, it offers visitors a unique opportunity to immerse themselves in both the serenity of the outdoors and the vibrancy of city life.

In an exclusive interview with Modern Campground, Pikes Peak RV Park’s Manager Sheryl Neil underscored the park’s location as its crown jewel.

Beyond the natural attractions, the park’s strategic location offers unparalleled convenience. “We’re walkable to a lot of different restaurants and shops that are located in the downtown area. We’re in the center of everything,” Sheryl told Modern Campground.

This proximity ensures that visitors are never too far from the heart of Manitou Springs’ cultural heritage.

Beyond the urban attractions, the park serves as a gateway to some of Colorado’s most iconic natural landmarks.

Garden of the Gods, a stone’s throw away, offers year-round sightseeing opportunities. “People come because we are so close to all the different attractions. Right out our back door is the Garden of the Gods. That is an event that is open year-round. So it’s great sightseeing. You can bike there from our park,” Sheryl added.

The RV park features back-in and one pull thru site, options for overnight and monthly stays, laundry facilities, Wi-Fi access, restrooms, showers, two dog runs, corn hole, and e-bike rentals.

The park’s recent expansion of its dog run area caters to the many four-legged visitors, a testament to its commitment to enhancing the guest experience.

Pikes Peak RV Park doesn’t skimp on amenities. Guests have complimentary access to the adjacent Manitou Pool and Fitness Center, ensuring a blend of relaxation and recreation.

According to Sheryl, one of the park’s most valued features is the seasonal shuttle that operates directly outside the park. Despite being centrally located in Manitou Springs, the park also has a quaint creek flowing along one side and a nature trail on the opposite side, both of which are easily accessible to guests.

One of the standout events that draw visitors to the area, especially in October, is the Emma Crawford Coffin Races.

This unique event, combined with ghost tours that delve into the real stories from Manitou Springs’ history, offers a blend of thrill and education

The challenging Manitou Incline and the awe-inspiring Seven Falls further enhance the park’s appeal, making it a hub for both adventure seekers and those looking to relax in nature.

When asked about what fuels her passion as a general manager and what she finds most rewarding, Sheryl responded with enthusiasm.

“The customer satisfaction,” she emphasized. “When someone comes and they’re able to go and explore, and just hearing their adventures for the day.” She elaborated, “Let it be going to Pikes Peak, the [emotions] they felt up there, the sights they saw, or hiking at the Garden of the Gods.”

Sheryl also underscored the local town’s appeal, mentioning the enjoyable experiences guests have visiting the restaurants and various shops in the quaint town of Manitou Springs.

Pikes Peak RV Park with its blend of natural attractions, modern amenities, and a focus on customer satisfaction sets a benchmark for the outdoor hospitality industry.

The IVEE Group-managed park stands ready to offer an unparalleled experience, making it a must-visit not just in October but throughout the year.

The management prowess at Pikes Peak RV Park is part of a larger network of excellence. The park is a key property in the Turnstone-Blue Vista portfolio, a joint venture that boasts an impressive collection of campgrounds and RV resorts.

Each with its unique charm and amenities, the portfolio includes American RV Resort, Bonanza Camping Resort, Gulf Beach RV Resort, Milton/Gulf Pines KOA Holiday, Sugar Sands RV Resort, Panama City Beach RV Resort, Port St. Joe RV Resort, Basswood Resort, and Navarre Beach Camping Resort.
