Looking for monthly RV sites in Colorado? You’ve come to the right place. Pikes Peak RV Park is in the heart of Manitou Springs and welcomes monthly stays. We are open year-round and close to major attractions like Garden of the Gods and Old Colorado City.

Registered guests have free access to Manitou Pool & Fitness Center, which is right next door and within walking distance. Guests can enjoy an outdoor splash pool (in season), indoor pool, adult hot tub, playground, basketball court and fitness center.

Monthly guests also have easy access to Manitou Springs Creek Walk Trail from the park. And the free (seasonal) city shuttle picks up right outside the park.

Monthly RV Site Features

Creekside sites are full hookup with 30 amp. Trailside sites are full hookup with 30 or 50 amp. Sites are designated by length. Mini-Peak (RV Length range 21-28 ft), Great Peak (29-36 ft) and Grand Peak (37-40 ft). All our monthly sites are back-in.

Monthly Stay Policy

1. The $500 Holding Fee

  • To book a monthly site, you must pay a $500 Holding Fee upfront.
  • This is not your first month’s rent.
  • We keep this $500 on file until you move out.
  • It is used to cover your final electric bill and any cleaning costs.
  • Any remaining balance will be refunded to you after you check out.

 

2. Cancelling Before You Arrive

If you need to cancel your reservation, we refund the $500 based on how much notice you give us:

  • 60 Days or More Notice: You get your money back, minus a $50 office fee.
  • 31 to 60 Days’ Notice: You get half back ($250).
  • 30 Days or Less Notice: No refund.

 

3. Staying Longer (Renewal Rule)

  • To keep your spot, you must pay for next month by the 1st of that month.
  • If you do not pay by the 1st, we will assume you are leaving.
  • Your site will be put up for rent on our website on the 2nd of the month, and someone else can book it.

 

4. Moving Out

To receive the remaining balance of your $500 fee back when you leave:

  • Standard Notice: For non-contractor guests, tell the office at least 30 days before you plan to move out.
  • Contractor Flex Clause: We recognize that work schedules for contractors can change instantly. Contractors are eligible for a fee refund even on short notice, provided they notify the office immediately upon learning of their job completion or reassignment.
  • Clean Your Site: Leave the site exactly how you found it.
  • Final Settlement: Once you unhook, we will read your meter, deduct the final electric total and any cleaning fees from your $500, and refund the rest.
  • Important: If you move out without providing the required notice (30 days for standard guests or immediate notice for contractors), the full $500 fee is forfeited.
  • No Rent Refunds: We do not give refunds for “early departures” on rent already paid.

Nearby for your convenience:  For grocery shopping, the closest store is Safeway down the road. There are many great restaurants within walking distance in downtown Manitou Springs. There is a Walmart within 10 minutes. Nearby you’ll also find a Walgreens and Post Office. The park is on the Metro bus line and the seasonal city shuttle.

Rates are good from November 1 – April 30.

  • All RV sites are pet friendly, but we do limit the number of dogs to two per site.  for additional pets, call for availability and pricing. Pets need to be updated on all shots to stay at the park and use the two dog runs.
  • Pets must always be on a leash unless in the dog run areas and the owner is responsible for picking up after their furry friends.
  • Receiving packages is OK but guests need to get their own post office box.
  • All RVs must be 10 years or newer unless approved by management. Current photos may be required.
  • Children under 14 must always be supervised and may not be left unattended.
  • Sites must be always kept tidy, we are an RV park not a permanent trailer park. Trash must be placed in dumpster, not left outdoors.
  • We do not have signed leases. This is a month-to-month rental. We require a deposit that goes toward your last month’s rent with a 30 day written notice. Please contact our office with questions.
