We have now been guests at Pikes Peak RV Park for 8 months. I wanted to share our experiences. During this time, we have interacted with Sheryl, Kim, JJ, and Sierra. I have really enjoyed interacting with these folks. They take pride in their job. Each of them has always been friendly and willing to help. I work with the government, and it is important to have internet service. Overall, this park has the best Wi-Fi we have experienced in our travels.
Small RV park, nights were quiet. Little traffic noise. Great employees.
Beautiful place to stay. Right by the river. Close to Garden of the Gods. Easy bike ride using trail.
The manager was very helpful we came in late and she met us and helped us . Would stay again.
I stayed at Pikes Peak RV Park for about two months and it was fantastic. First, the manager Sheryl squeezed me into a monthly site at the last minute. I had made arrangements elsewhere, arrived, and realized it would not be suitable – so I called her in the middle of a crazy hail storm, and she was helpful, friendly, and polite. She got us in, and we loved being here.
This is a wonderful place to stay. There is a free bus to the shopping district right outside. It is cozy so if you have a huge rig with a bunch of slides you may not enjoy it.
Update 2023 we came back in September of 2022 and June of 2023.
Spent 4 nights here and had a great experience! The staff were very attentive and personable. We really enjoyed the closeness of everything we wanted to visit. We rode our e-bikes to Garden of the Gods and to the Penny Arcade. Less than a 5 minute ride to each and the trail behind the RV park was easy to access. We were the first to use their brand new dog wash station and it was awesome. For a small fee, they provided towels, a washcloth, soap, a scrubby, and even some complementary dog waste bags. It was very handy! The dog walk area was also nice. They also have very clean restrooms with showers, and the free coffee and tea in the office was a huge plus! I definitely recommend this place to anyone looking for a very well kept and comfortable place to stay that’s close to all the fun!
We stayed here in our truck camper for two nights and had such a great visit in Manitou Springs. The friendly staff helped us out with the public transportation so we were able to get all over town, without having to maneuver our big vehicle. The bathrooms are super clean and although the sites are close together everyone is nice and welcoming. The stream running out our back door with the ducks was the icing on the cake. Watching them every morning and evening from our window was awesome. Can’t wait to come back and explore some more of this fun town.
Wow, what a great place to stay right in the heart of all the action! You can walk to, (downtown shops, Cog Railway, Manitou Incline and the Garden of the Gods. They were all under 2 miles by foot. The staff and owners were friendly and helpful. The bathroom, showers and laundry facilities were clean and well kept! I selfishly almost don’t want to leave this review because if we come back through I want there to be opening a for us!
I stayed here for two weeks, had no problems or issues at all. Neighbors all seemed friendly yet stayed to themselves. I came w kiddos and dogs, and everyone enjoyed their time here. Work staff was extremely kind and attentive. Very clean bathrooms, showers, and well kept lots. Gate access to parks, basketball court, and trails. As well as a gated dog run within the park. Conveniently located in the heart of Manitou Springs, this is a perfect location. Beautiful views of Pikes Peak and the incline, as well as daily visits from the local deer. Will definitely be back for my stays next time I’m in town! Laundry open 24/7 and reasonably priced!!
We had a great experience at Pikes Peak RV Park. We stayed from August to December. The park is in a great location, walking distance to the town of Manitou Springs, very dog friendly, nice park next door, and a beautiful walking trail along the creek runs behind the RV park and you can walk it all the way up to Manitou Springs. The showers/bathroom area and laundry room are always kept nice and clean. For us, one of the best things about the park was the staff. Cheryl, Kim and J.J. were the best and we will always think of them as friends.
Thanks so much for making our stay a great experience.
Philip, Kelly and Sam
Staff was very friendly and helpful. Park was clean and very convenient. Would stay there again.
We had the best experience. We only had a rooftop tent so not much space was needed. Even though you’re close to your neighbors everyone seemed to either mind their own or be super friendly. The staff was wonderful and the sweetest people. The trail behind the campground is pretty and it’s super close to everything. They have a cute lobby with free coffee and snacks, and the bathrooms are very nice and cleaned daily.
Very nice people, clean, and convenient to Garden of the Gods and Pikes Peak.
Sites were very tight and jammed. We had one that backed up to the creek which was nice. You could hop on the Mainland bike trail which was nice.
Great place if you need to sleep.
Great little park with super friendly hosts. The place is immaculate, very well located (close to Garden of the Gods and Manitou Springs.) there’s a trail behind the campground for walking or biking. A sweet babbling creek Lila you to sleep at night. Highly recommend this dab of nature tucked into the urban area.

I work with the government, and it is important to have internet service. Overall, this park has the best Wi-Fi we have experienced in our travels. In the few times that it was lagging or dropped, Sheryl was right on it and working to fix it. It has made working from our rig easy. In addition, the bathrooms are pristine. It seems an odd thing to comment on, but I have found that when attention is given to those areas, how well-kept they are says much about how the park is operated. Every time I have had to use the facilities, they are clean and bright. I know from a camp worker’s perspective; it is not a job that many enjoy, but the staff does a great job.
As Christmas is closing in, and we are experiencing our first winter, Sheryl has been super helpful. I bought a heated house that broke the next day, and Sheryl was right there to offer a new one.
I want to personally thank Sheryl for her help and her follow-up in making the situation better.
I want to thank JJ for the hard work that I see him putting in regardless of the weather to make the park look good and well-maintained.
I want to thank Sierra for her great attitude, her cheerfulness, and her willingness to help when I come into the front office.
We look forward to spending more time here, and I am thankful that we have such a hard-working staff.
